Booking Meeting Rooms

Ten meeting rooms located on the 2nd floor (seating 6 to 50 persons) may be reserved for use by Tenants at 522 University Avenue. For details please see Booking Meeting Rooms.
 

Janitorial Services

The complete janitorial contract specifications covering office and common areas of the building are linked here. Janitorial cleaning is performed between 5:30pm and 11:00pm , Monday to Friday, statutory holidays excluded. Changes to the specifications may be arranged, and extra services may be added at an additional cost.
 

Window Cleaning

The exterior and interior of the building's perimeter windows are cleaned 3 times a year. The scheduled months for cleaning are March, July and November.
 

Waste Removal

Garbage and recyclable material is removed from the loading dock in the morning, Tuesday to Saturday, with the days following statutory holidays excluded.
 
Office managers should review the waste procedures for treatment of regular office waste, recyclable materials, and special waste such as kitchen waste, wooden pallets, cardboard boxes, and construction materials.
 

Pest Control

Basic pest control activities are performed on a monthly basis in the common areas and main office areas of the building. Tenants operating cafeterias and other food facilities supplement the building's own pest control activities with their own pest control arrangements to a standard in keeping with a first class office building.
 
On occasion, mice are brought into the building with deliveries of supplies. This is most common in the autumn months when mice enter storage and delivery warehouses from surrounding fields to escape the oncoming cold.
 
Once mice are brought into the building, they can often survive on food kept in and around desks in the office areas, and on supplies found around cafeterias and food stations. Any sightings of mice should be reported immediately to the building superintendent, and glue traps will be placed in the area around the sighting.]
 
On occasion cockroaches are also brought into the building with deliveries. Occurrences of cockroaches in the building are rare due to regular pest control activities, and should be reported immediately to the building superintendent, who will have the area treated by the pest control contractor.
 

Washroom Supplies

The washrooms are stocked with supplies throughout the day by the building staff. If a washroom is found to be short of supplies, the building superintendent should be advised at 598-4088.

 

Light Tube and Bulb Replacement

As time permits, the office areas are patrolled at night by the building staff for replacement of burned out tubes, bulbs and ballasts. Each floor is covered in its entirety at least once per week. If any lights are found to be burned out and are required to be replaced immediately, contact the building superintendent at 598-4088.
 
Please note that overhead fluorescent light fixtures that are not located over a desk or other work surface may contain phantom tubes that do not illuminate. These substitute for light tubes in non-working areas to help reduce the level of energy consumption in the building and may be mistaken for burned out tubes.
 
On occasion desks and offices are moved under a fixture that contains phantom tubes, resulting in insufficient lighting to the work surface. In such cases, contact the building superintendent at 598-4088 who will put the correct light tubes in the fixture.

 

Loading Dock and Deliveries

The building is served by one loading dock at the rear of the building with access from Simcoe Street. A dock elevator provides access to the B garage level and from there deliveries are taken to the freight elevator providing access to the tenant floors. The person making the delivery is required to sign for use of the freight elevator.
 
Large deliveries that will require more than 30 minutes at the loading dock should be scheduled after regular business hours. [Before 7:00 am and after 6:00 pm, Monday to Friday, and all day on weekends.] The Building Superintendent may accomodate longer deliveries if possible, but is responsible for keeping the dock open to other deliveries during working hours.
 
Please note that deliveries should not be scheduled for the lunch period 11:30 am to 2:30 pm due to heavy passenger use of the elevators.
 
Any long deliveries requiring extended use of the freight elevator should be scheduled after regular business hours. The Building Superintendent may accomodate longer deliveries if possible, but is responsible for keeping the freight elevator available for other deliveries during working hours.

 

Heating and Air Conditioning

The HVAC (Heating, Ventilation, and Air Conditioning) system is designed to meet or exceed current ASHRAE standards for office space conditions.
 
The main building system is scheduled to be turned from heating mode to air conditioning mode in May depending on weather conditions. The system is then scheduled to be turned from air conditioning mode to heating mode in October, again depending on weather conditions.
The spring and autumn seasons are known as swing seasons due to the uncertain nature of exterior temperatures and wide temperature fluctuations during the day combined with significantly fluctuating heating effects of the sun on the south and east sides of buildings during the day. The HVAC system attempts to maintain an acceptable level of interior temperatures throughout the building, but some warmer and some cooler areas can develop. Control of the effect of heat from the sun in office areas beside windows is often most effectively handled by adjusting the blinds on individual windows.
 
The office areas are serviced with conditioned forced air (warm during the winter and cool during the summer) through the window baseboard units around the perimeter of the building, and ceiling vents located throughout the floor area.
 
Please note that it is imperative for efficient heating and cooling that the window baseboard units are kept clear at all times (no paper, files, books, boxes, etc) and are not blocked from the surrounding floor area by desks, or walls of workstations. In the event that the window baseboard units are obstructed or blocked in a given area, the induction units will not be able to operate properly. The ceiling vents are insufficient to service the floor area alone, and will result in poor air conditioning service throughout the area.
 
When offices and workstations are moved during redesign of a floor area, it must be remembered that the overhead air conditioning ductwork and vents must be reconfigured to conform to the new space design. The space designer should co-ordinate with a mechanical contractor to ensure that suitable air conditioning is maintained throughout the area.

 

Emergency Generator

In the event of a electricity power outage, the building emergency generator will power the life safety systems.
